DESIGN , PLANNING , PLAN EXPEDITING PROCESS:

The planning phase with the Jurisdictions is the foundational phase of your ADU Journey. Navigating through this maze correctly can be the difference between having approved plans in 4-6 months and saving thousands in fees or having approved plans in 12+ months and losing $1000’s of dollars, and time you cannot get back. Let SoCal ADU Pros, the experienced Experts, help you to save time, money, and heartache.

  • Total Cost of design, plans and plan expediting process management range from $8500-$9750+ per unit depending on size of project.

  • 30% required upon Client’s execution of agreement.

  • 50% required upon reviewing of completed floor plans and Client approving them. Working plans/construction plans phase will begin for submission to the jurisdiction for approval.

  • $20% Required upon completed approved working plans from the City.

The above fees are for typical for a one unit standard project. In the event your project has multiple units, additional tasks or extenuating circumstances, you will be made aware of the additional costs and fully educated on those points prior to any payments being made. (Costs include Floor Plans, Working/Construction Plans & Plan Approval Process Management Travel cost & meetings with the City).

Plans Include: Site Plan/Floor Plan, Working/Construction Plans, Elevations, Sections and Roof Plan -Electrical Plan, Mechanical Plan, Plumbing Plan as required, -Title 24, Structural Foundation, Framing, Roof Framing with CALCS

ADU/JADU PROCESS FROM INCEPTION TO CONCLUSION:

1). FINANCING:

In the event you require assistance with funding, our licensed 5 STAR lending professionals are available to provide the personal customer service you need.

2). DESIGN, WORKING/CONSTRUCTION PLANS & PLAN APPROVAL PROCESS WITH THE CITY: If needed, we can provide financing.

  • A SoCal ADU Pros representative will schedule a site visit at your home. Taking measurements, pictures, video and getting a clear understanding of your vision is the purpose for the site visit. Depending on location, all site visits require a nonrefundable $100 site visit fee at the conclusion of the visit.

  • * At the above mentioned site visit, a verbal price for Design, Working Plans/Construction Plans, Plan Approval Process Management and price per square foot estimate will be provided to you. In the event you agree with the price and associated costs, within 72 hours or less after the site visit you will receive a DocuSign with all verbally spoken documented for your review, signature, and 30% deposit settled. Upon receipt of executed DocuSign and settled 30% deposit, the Design and Plans process will begin. 

 

Cash, Credit Card, Wire Transfer, Zelle, Cash App or Venmo are the preferred method of payment. If wire transfer is required, bank info will be provided upon request.

      TIMELINE FROM THE DATE OF  (30%) PAYMENT:

    1. 2-3 WEEKS: You will receive your floor plan for review. 

    2. 5-7 DAYS: Any changes requested by the Client will be complete within this timeframe, reviewed, and approved by Client and ADU Expert.

    3. 50% of deposit required at this time. Working/construction plans phase will start.

    4. 5-7 DAYS: Elevations, plot map, roofing structure, 4 corner view of unit provided.

    5. 30 DAYS OR LESS : Working/Construction Plans will be complete and submitted to the City.

    6. 60 DAYS LATER: City will respond with comments.

    7. 2 WEEKS OR LESS: Changes requested by the City will be made.

    8. 30-60 DAYS: Plans will be approved. Final 20% payment settled by Client.

    9. Construction date set.

 

This entire Plan Approval process takes approximately 4-6 months depending on the City.

3). CONSTRUCTION:

Typically, our construction price per square foot for Garage Conversions and Detached ADU’S will be $220-$300+ depending on the project, location, market conditions and additional factors.

1 Bedroom ADU 500 Sq Ft:

$122,500 (Riverside & San Bernardino Counties) $245 Per SF

$137,500 (Los Angeles, Orange, and San Diego Counties) $275 Per SF 

2 Bedroom ADU 750 Sq Ft:

$183,750 (Riverside & San Bernardino Counties) $245 Per SF
$206,250 (Los Angeles, Orange, and San Diego Counties) $275 Per SF

GARAGE CONVERSION:

2 Car Garage 400 Sq Ft:

$88,000 (Riverside & San Bernardino Counties) $220 Per SF 
$94,000 (Los Angeles, Orange, and San Diego Counties) $235 Per SF

3 Car Garage 600 Sq Ft:

$135,000 (Riverside & San Bernardino Counties) $220 Per SF

The turn key ADU construction and price per square foot will consist of completing all phases of construction, foundation, framing, plumbing, electrical, insulation, mechanical, windows & doors, complete sign off of all inspections and final from City, separate sub panel when applicable, complete interior painting, new flooring, new plumbing for kitchen and bath, new kitchen cabinets, counter tops, faucets, sink and hardware, bathroom will have new flooring, toilet, vanity, mirror, plumbing, electrical, sink faucets, shower heads, shower & tub as seen in above video, install mini split HVAC system, install attic insulation.

Appliances, Landscaping, Plans and Permits fees, City fees, Engineering, Deputy Inspector Fees, Title 24 fees, any and all fees other than materials and labor will be paid by the Client.

PERMIT FEES PAID TO THE CITY:

All City offices required different fees depending on the project. For example, some City entities require a $3500 deposit that they will subtract fees throughout the process. At the end of the process you complete documentation for them to return the remaining balance. Based on our experience, on average, fees will range from $1500-$2500 per review per unit being built. We can be more definitive upon starting your project. (SoCal ADU Pros do not control these fees. Each City is different with their process and fee schedule.)
